The porch is the whole idea.
Our cabins run the porch across the front. The casita tucks it into a corner, so you get a shaded spot that feels tucked away instead of tacked on, and a building that sits next to the house like it was meant to be there. Casitas 16' and shorter come with a 4'x8' porch. 18' and longer step up to a 4'x12'.
Inside, it's the same honest framing as everything we build, 2x4 on 16-inch centers, ready for insulation and drywall whenever you are. We even see some owners add a mini split, run a few outlets, and within a few short weeks it can be a finished office, studio, or even a guest room (depending on your local regulations). Others run them as farm shops, produce stands, barber shops, and all kinds of other thoughtful setups. What makes it work is how much room you actually get. Once it's finished, it feels like a small apartment, not a storage shed. And it arrives fully built (unless you need it built on site, we offer that too).

How it gets to you.

Mule Delivery
Your building arrives on a trailer and is placed with our specialized Mule machine. It rolls across lawns with minimal turf disturbance, fits through tighter access than a full truck and trailer, and sets the building exactly where you want it.

Build On-Site
For sites where a pre-built delivery can't reach (wooded lots, no road access, or unusually tight spaces) our crew brings the workshop to you and builds your structure piece by piece on your property. Same materials, same craftsmanship.
Casita Questions
If you're using the casita as an office or studio, you're often in zoning compliance permit territory, which many municipalities require up to 200 square feet. Once it crosses 200 square feet or becomes living space, a building permit and ADU rules can enter the picture, and those change from township to township. A quick call to your local office confirms what yours wants.

Yes. The covered corner porch is standard, built into the base price, not an add-on. It's pressure-treated and sized for real furniture. The porch follows the building: 4'x8' up to 16' long, 4'x12' at 18' and longer. Window and door placement can be customized.
Mostly the porch. Our cabins run the covered porch across the front. The casita tucks it into a corner, which gives the building a more house-like footprint and a sheltered nook to sit in. Both use 7'8" walls and the same finishable framing, so it comes down to the look you want and how you'll use the porch.
A level spot is the main thing. Most owners set a casita on a gravel pad, a concrete slab, or concrete piers. Every one is built on pressure-treated 4x6 skids rated for ground contact, and good drainage underneath is what keeps it solid for the long haul.
Most custom builds are finished and delivered in about 3 to 4 weeks, or 5 to 6 during peak summer season. Casitas are Amish-built in Northern Indiana and Southern Michigan, with free delivery across Southern Michigan and out to about 150 miles. Anything already in stock at our Adrian or Carleton lots delivers free within 40 miles, often within a week or two.
Yes. Rent-to-own runs through JMAG with 36 or 48-month terms, no credit check, and just the first month's payment due when you get the building. Ask at either location or start a quote in the 3D builder.
