Buildings bought from our Adrian or Carleton lots include free delivery within 40 miles of the location where that building sits. For many custom builds across our current categories, delivery is included in the price when the property is within 150 miles of the Homestead Barns shops in Topeka, Indiana and Colon, Michigan. In-stock buildings from our lots include free delivery within 40 miles of the location where that building sits. Extended delivery is quoted case by case because distance, building type, delivery method, and property access all affect the real cost.

Your building arrives fully built on a trailer. Our Mule drives it off the trailer and into position across your lawn, reaching spots a truck cannot. The Mule needs a clear path about a foot wider than the building on each side, so a 10-foot-wide building needs roughly 12 feet of clearance through gates and between obstacles. We do not currently offer crane delivery.
Watch the Mule in actionTwo options. If the Mule can physically reach the spot, even through narrow gates or around corners, we'll deliver normally. If not, our crew can build the structure directly on your property. Same materials, same quality, typically done in one to two days. We call it Build On-Site, and it's available for most of our buildings, styles, and sizes.
You need a level, well-drained surface. A compacted gravel pad is the most common prep. We'll send you a site preparation guide after you order. The spot needs to be accessible by our delivery truck and Mule. As a rule of thumb, the Mule needs a path about a foot wider than the building on each side, so a 10-foot-wide building needs roughly 12 feet of clearance. We'll discuss access during the order process so there are no surprises on delivery day.
