Outdoor Buildings Around Trenton

We've delivered sheds, garages, barns, cabins, and more throughout Trenton and across Wayne County over the years, from the riverfront homes near Elizabeth Park to the established city lots across Trenton.

Riverfront and low-lying lots can face high water, drainage, and floodplain limits, and tight established lots need careful access planning. We will plan a level base and a clear path.

Older Trenton neighborhoods are generally low on HOA rules, while waterfront areas may have their own, so check yours before you order.

Permits & Site Prep in the Trenton Area

We have delivered and built for plenty of customers across the Trenton area. Here is what we generally see for permits and site prep, just to point you in the right direction.

Permit needed over 200 sq ft

Under Michigan Residential Code R105.2, one-story detached accessory structures over 200 sq ft require a state building permit; Trenton lists detached garages, pole buildings, and sheds in its building/zoning permit process, with site-plan review depending on project scope.

Trenton permit guidelines

The permit details above come from the City of Trenton. Some Trenton mailing addresses actually fall under a neighboring township or village with its own rules, so confirm with the office that covers your exact property.

What the City of Trenton requires

Setbacks
Accessory buildings may not be in any minimum side-yard setback or front yard. An accessory building may not occupy more than 25% of a required rear yard plus 40% of any nonrequired rear yard. Detached accessory buildings must be at least 10 ft from the main building and at least 3 ft from side or rear lot lines; if the rear lot line is coterminous with an alley, the rear setback is 3 ft; no accessory building may be in a dedicated easement/right-of-way. Corner-lot accessory buildings may not be nearer than 10 ft to a street right-of-way line.
Height & coverage
In R-1 through R-4, RT, RM-1, B-1 and P-1 districts, flat-roof accessory buildings may not exceed 15 ft and sloped/pitched-roof accessory buildings may not exceed 20 ft or the principal building height, whichever is less. For an accessory building over 144 sq ft, roof slope must match the principal building in pitch and appearance.

Foundations & site prep

We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.

This is just information we are aware of, not the final word. Requirements can be more or less depending on your exact parcel and municipality, so we always advise checking directly with your local office before you build. We are glad to help you figure it out.
