Certificate of Zoning Compliance is required for all accessory buildings of any size. Building permit and plan review are required for accessory buildings over 200 sq ft; accessory buildings under 200 sq ft do not require a building permit but still require zoning compliance.

What the City of Toledo requires
- Setbacks
- Accessory building must be at least 60 ft from the front property line, at least 3 ft from side and rear property lines with max 1 ft overhang into the 3 ft setback, and 10 ft from the main building unless qualifying window/door conditions allow 5 ft.
- Height & coverage
- Maximum two accessory buildings per lot. Structure may not occupy more than 30% of rear yard; garage plus driveway areas combined may not exceed 50% of rear yard. Structure may be no taller than 20 ft average mean height, limited to one story, and no business may be conducted from a residential accessory building.
Foundations & site prep
We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.

Most likely, yes. We deliver within about 150 miles of our Northern Indiana and Southern Michigan shops, which covers most of southern to lower-mid Michigan, Northwest Ohio, and Northeast Indiana.
