Outdoor Buildings Around Toledo

We've delivered sheds, garages, barns, cabins, and more throughout Toledo and across Lucas County over the years, from dense older lots and historic districts like the Old West End to the larger suburban-edge yards toward Point Place and South Toledo.

Toledo is a Great Lakes river city, so winter freeze and thaw, wind, and river drainage all come into play, and alley or driveway access varies a lot by neighborhood. We will plan the access and a level base before we deliver.

HOA rules are uncommon across most of Toledo, though some planned and suburban-edge developments have restrictions, so check yours before you order.

Permits & Site Prep in the Toledo Area

We have delivered and built for plenty of customers across the Toledo area. Here is what we generally see for permits and site prep, just to point you in the right direction.

Permit needed over 200 sq ft

Certificate of Zoning Compliance is required for all accessory buildings of any size. Building permit and plan review are required for accessory buildings over 200 sq ft; accessory buildings under 200 sq ft do not require a building permit but still require zoning compliance.

Toledo permit guidelines

The permit details above come from the City of Toledo. Some Toledo mailing addresses actually fall under a neighboring township or village with its own rules, so confirm with the office that covers your exact property.

What the City of Toledo requires

Setbacks
Accessory building must be at least 60 ft from the front property line, at least 3 ft from side and rear property lines with max 1 ft overhang into the 3 ft setback, and 10 ft from the main building unless qualifying window/door conditions allow 5 ft.
Height & coverage
Maximum two accessory buildings per lot. Structure may not occupy more than 30% of rear yard; garage plus driveway areas combined may not exceed 50% of rear yard. Structure may be no taller than 20 ft average mean height, limited to one story, and no business may be conducted from a residential accessory building.

Foundations & site prep

We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.

This is just information we are aware of, not the final word. Requirements can be more or less depending on your exact parcel and municipality, so we always advise checking directly with your local office before you build. We are glad to help you figure it out.

Ohio Buyers

Rent-to-own is available in many Ohio cases

For Ohio customers, rent-to-own is available in many cases; we confirm the agreement details for your situation. Current Amish Outdoor Buildings rent-to-own agreements are 36-month and 48-month options with no credit check. You start with your first month due at signing, and you own the building after the final payment.
