Permits & Site Prep in the Oregon Area
We have delivered and built for plenty of customers across the Oregon area. Here is what we generally see for permits and site prep, just to point you in the right direction.
Permit needed over 200 sq ft
A zoning permit is required for storage sheds in the rear yard that are 200 sq ft or less and not taller than 6 ft average height; these are exempt from building permits. Larger/taller sheds or other accessory buildings may require building permit/plan review.

The permit details above come from the City of Oregon. Some Oregon mailing addresses actually fall under a neighboring township or village with its own rules, so confirm with the office that covers your exact property.
What the City of Oregon requires
- Setbacks
- Accessory structures are permitted in the rear yard and must be at least 3 ft from property lines or the main structure; no projection such as an overhang may be closer than 2 ft. Open-sided cabanas, pergolas, pavilions, and gazebos are exempt from the main-structure setback.
- Height & coverage
- Accessory buildings in residential districts or agricultural districts used as dwellings must be in the rear yard, may not exceed 20 ft mean height, and may not occupy more than 30% of the rear-yard area measured from the rear property line to the main structure. Enclosed detached sheds/garages within 5 ft of a main structure require 1/2 in drywall or equivalent fire rating on affected wall areas.
Foundations & site prep
We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.

Questions About Buildings in Oregon
Most likely, yes. We deliver within about 150 miles of our Northern Indiana and Southern Michigan shops, which covers most of southern to lower-mid Michigan, Northwest Ohio, and Northeast Indiana. You just need a reasonably level spot ready beforehand, and our drivers can handle minor grade changes with shims and blocks.
If it's already at one of our locations, usually 7 to 10 days, and often sooner. A custom build typically takes about 3 to 4 weeks, with summer peak season sometimes running 5 to 6 weeks.
Permit rules are set locally, so it comes down to your township, city, or county. As a general pattern, the places that require anything ask for a zoning compliance permit on buildings up to 200 square feet, then a full building permit once you go over 200. Your jurisdiction sets the specifics, so confirm with your local office before you build. We're happy to point you in the right direction.
