Permits & Site Prep in the Monroe Area

Under Michigan Residential Code R105.2, one-story detached accessory structures over 200 sq ft require a state building permit; the City zoning ordinance states that accessory structures require a permit issued by the Building Department, so zoning/building-department approval still applies.

What the City of Monroe requires

Setbacks
Common residential districts prohibit detached accessory structures in front yards, side yards, and yards adjacent to secondary street frontages; detached accessory structures must be 10 ft from the principal building, 5 ft from another accessory structure, 3 ft from side lot line, and 5 ft from rear lot line.
Height & coverage
In typical residential districts, no more than two detached accessory structures per lot and no more than one detached garage; maximum height is the lesser of the principal structure height or 16 ft. Accessory buildings in residential districts may not exceed 25% of the rear yard or 900 sq ft, whichever is less.

Foundations & site prep

We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.
