Outdoor Buildings Around Flat Rock

We've delivered sheds, garages, barns, cabins, and more throughout Flat Rock and across Wayne County over the years, from the small-town lots near downtown and the Huron River to the larger properties around the edges of Flat Rock.

Huron River-area lots can have wet soils, floodplain concerns, and limited access, and winter freeze-thaw and snow loads are standard here. We will plan a base that sits level and dry.

Older Flat Rock city lots tend to be low on HOA rules, while newer subdivisions may have them, so check yours before you order.

Permits & Site Prep in the Flat Rock Area

We have delivered and built for plenty of customers across the Flat Rock area. Here is what we generally see for permits and site prep, just to point you in the right direction.

Permit needed over 200 sq ft

The City Building and Safety page states a Building/Zoning Permit is required before any projects are started. The residential accessory structure checklist requires a zoning permit application and says structures under 200 sq ft do not fall under the 2015 Michigan Residential Code.

Flat Rock permit guidelines

The permit details above come from the City of Flat Rock. Some Flat Rock mailing addresses actually fall under a neighboring township or village with its own rules, so confirm with the office that covers your exact property.

What the City of Flat Rock requires

Setbacks
Accessory structures must be in the rear yard only, 1 ft off any easement, and 5 ft off any property line. Local zoning allows 3 ft from a property line only if the wall adjacent to the property line, and any front/back wall within the 5 ft dimension, is fully fire rated.
Height & coverage
Local zoning requires sheds/garages not to exceed 12 ft in height. Any accessory structure over 600 sq ft requires a 12 in x 42 in full concrete foundation.

Foundations & site prep

We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.

This is just information we are aware of, not the final word. Requirements can be more or less depending on your exact parcel and municipality, so we always advise checking directly with your local office before you build. We are glad to help you figure it out.
