What the City of Marshall requires

Setbacks
Residential accessory structures may not be built before a principal building. A detached accessory structure with up to a 2 ft overhang must be at least 5 ft from side or rear lot lines or public street right-of-way measured from the foundation, at least 10 ft from any principal building, and outside easements. For overhangs beyond 2 ft, side and rear setbacks increase 1 ft for each additional 1 ft of overhang. Detached residential accessory structures under 200 sq ft without a permanent foundation may be 1 ft from any lot line except the front yard setback. Accessory structures are generally rear-yard only; a non-required side yard location may be allowed if at least 75 ft from the front lot line and meeting the district side-yard setback.
Height & coverage
Residential accessory structures may not exceed 30% of the required rear yard plus 40% of any non-required rear yard, may not exceed the principal building's ground-floor area, and must fit within district lot coverage. Detached accessory structures in residential, multifamily, commercial, and industrial districts may not exceed 15 ft height, except a detached accessory structure may reach two stories or 25 ft on properties with two-story dwellings where at least 50% of properties within 200 ft also have two-story dwellings.

Foundations & site prep

We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.
