Permit needed over 200 sq ft
For residential properties, Mason requires a building permit for accessory structures except one-story detached accessory structures 200 sq ft or less, including sheds, carports, playhouses or similar. Those exempt small structures must still meet Sec. 94-173(g) zoning placement requirements. For nonresidential properties, the exemption is one-story detached accessory structures under 120 sq ft, and Planning Commission zoning approval is required for any size accessory structure.

What the City of Mason requires
- Setbacks
- Detached accessory structures must be at least 10 ft from any other structure on the same lot and must comply with front, rear, and side yard requirements. In RS-1, RS-2, RS-3, and R2F districts, a detached accessory structure located completely behind the principal structure may be as close as 2 ft from side lot lines if fire-resistant wall requirements are met when closer than 5 ft. In those same districts, rear setback may be 10 ft where a public alley abuts the full rear lot width, or 5 ft where there is no such alley. Corner lots must observe the side-yard setback of the adjoining residential lot where applicable.
- Height & coverage
- The total lot coverage of all accessory structures may not exceed 35% of the rear yard. Additional historic-district requirements may apply. Mason's reviewed accessory-structure handout did not provide one universal maximum height for all residential accessory structures.
Foundations & site prep
We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.
