- Setbacks
- Setbacks are determined by zoning district. Detached accessory structures must meet the proposed side setback for the district and a minimum 6 ft rear setback, and must be outside easements. Common residential schedule examples include R-4/R-5 single-family lots with 5 ft least side yard, 15 ft total side yards, and 35 ft principal-building rear yard; accessory rear setback remains the 6 ft minimum from the checklist.

- Maximum accessory-structure height cannot exceed the principal structure height or the maximum building height for the zoning district, whichever is less. Residential accessory structures may not have a door exceeding 9 ft in height. Platted subdivision lots are allowed a maximum of two outbuildings; total accessory floor area is calculated as 33% of the home footprint plus 1% of total lot area, provided accessory structures do not exceed 25% of the rear and side yards.
Foundations & site prep
We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.
