What the City of Wayne requires
- Setbacks
- Accessory structures are allowed in the rear yard, must be at least 5 ft from any property line, and must be at least 10 ft from any residential structure. Accessory structures are prohibited in required front or side yards. Corner lots have special side-street and rear-yard setback rules.
- Height & coverage
- Total accessory structures on a single lot may not exceed 750 sq ft, including attached and detached garages. Accessory structures may not exceed 15 ft in height and must have a 4 in concrete floor. A garage-type accessory structure used for vehicle parking must include a paved driveway from the right-of-way to the garage door entrance.
Foundations & site prep
We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.
