What the City of Detroit requires
- Setbacks
- For accessory buildings/structures other than accessory dwelling units, Detroit code/handouts verify that detached accessory structures in R1 and R2 may not occupy more than 50% of the required rear setback area, may not be closer than 10 ft to any principal building or its porch/deck in R1/R2, and may not be closer than 10 ft to any single- or two-family dwelling in any zoning district. A Detroit setback handout also states corner-lot accessory buildings in residential districts must be at least 10 ft from the side lot line abutting the street.
- Height & coverage
- Accessory buildings/structures are listed at 15 ft maximum height in Detroit residential dimensional tables and the Detroit setback handout states buildings accessory to single-family and two-family detached dwellings are limited to 1 story and 15 ft.
Foundations & site prep
We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.

Detroit is about 25 miles from our Carleton location. In-stock buildings from that lot include free delivery within 40 miles. Custom builds usually include free delivery within 150 miles of the Homestead Barns shops in Topeka, Indiana and Colon, Michigan.
Extended delivery is quoted case by case because distance, building type, delivery method, and property access all affect the real cost.

Questions About Buildings in Detroit
Most likely, yes. We deliver within about 150 miles of our Northern Indiana and Southern Michigan shops, which covers most of southern to lower-mid Michigan, Northwest Ohio, and Northeast Indiana. Once your building is ready, we bring it to you and set it in place with our Mule, a compact machine that fits through tight or awkward spots with almost no impact to your yard. You just need a reasonably level spot ready beforehand, and our drivers can handle minor grade changes with shims and blocks.
If it's already at one of our locations, usually 7 to 10 days, and often sooner. A custom build typically takes about 3 to 4 weeks, with summer peak season sometimes running 5 to 6 weeks.
Permit rules are set locally, so it comes down to your township, city, or county. Most areas around here use 200 square feet as the line, but a few set it lower, and some ask for zoning approval at any size. The permit section higher on this page shows the rule for your city.
