What the City of Dearborn requires
- Setbacks
- Shed handout: minimum 3 ft side yard setback and minimum 10 ft from the house. Zoning ordinance for detached accessory buildings: not in front yard or required side yard; rear setback at least 3 ft, or 1 ft where the rear lot line is coterminous with an alley right-of-way; side setbacks follow the district, with a special 18-inch minimum side setback for single-family lots 35 ft wide or narrower when hard-surfaced, drained, and guttered.

- Sheds may not exceed 100 sq ft, 10 ft by 10 ft, or 10 ft from grade to roof peak. Only one detached accessory building is allowed per site under the shed handout. Zoning ordinance also states detached residential accessory buildings are limited to one story and 16 ft high and may not cover more than 700 sq ft; use the stricter shed handout for sheds.
Foundations & site prep
We set most buildings on a level gravel pad, which is all the majority of sheds and garages need. Larger or permanent structures can call for a concrete slab or a rat wall, a perimeter footing that keeps rodents out and meets code for a permanent foundation. We will walk through what your size and site actually need.
